As the scolding sun and humidity beat down on your roof, it’s crucial to have proper attic ventilation to provide an avenue for that moist heat to leave and fresh, cool air to enter your home.

The most-popular exhaust vents are ridge vents, like this new one, which create a continuous opening along the ridge of your roof and allow even air outflow from your attic space through passive ventilation.

Attic fans are a common alternative to ridge vents, providing active attic ventilation. These fans usually have an automatic thermostat unit to kick the fan into gear when the attic heats above a certain temperature, and some higher-end fans even have a humidistat to do the same when the humidity rises above a set threshold.

Note: You need either the passive exhaust vents or the active attic fans, not both. Having both in tandem causes the fan to pull air from the ridge vent rather than from the eaves, undermining the goal of even air flow across the space.

Three Visible Warning Signs You Need A New Roof

1. You notice cracked, misplaced, or wavy shingles. Exploring Richmond: The Cathedral of the Sacred Heart

Dominating the corner of Cathedral Place and North Laurel Street, you’ll find the Cathedral of the Sacred Heart.

The cathedral is nestled among Richmond’s Monroe Park, the Monroe Park campus of Virginia Commonwealth University, and the residential Fan District, and it was consecrated on Thanksgiving Day, Nov. 29, 1906. It is the seat of the Roman Catholic Diocese of Richmond, and it hosts the Catholic Campus Ministry for VCU.

An example of Italian Renaissance Revival architecture, the cathedral is constructed of Virginia granite and Indiana limestone, with a copper dome and tile roof. Its front exterior entrance has six Corinthian columns and the cathedral’s motto, from John 14:15: “If Ye Love Me Keep My Commandments.”

An outline of the coat of arms of the Diocese of Richmond lies above the name of the church and to the left of the columns, according to its website. The Cathedral of the Sacred Heart is a Virginia Historic Landmark and is on the National Register for Historic Places.

Exploring Richmond: The Altria Theater

West of downtown Richmond and across from the historic Monroe Park, you’ll find Richmond’s Altria Theater.

This city-owned theater amid the Virginia Commonwealth University’s campus hosts a variety of events, including Broadway productions, concerts, comedian acts, children’s theaters, lectures, school commencements, and fashion shows, among others.

Originally named the Mosque Theater, it was the 1918 brainchild of Clinton Williams, the local chapter leader of the ACCA Shriners fraternal organization, according to the theater’s website. Williams wanted to build a venue to outshine any other Shriner facility while also providing a performance venue for the city.

The original architectural plans included a 4,600-seat theater, four lounges, six lobbies, 18 dressing rooms, 42 hotel rooms, a gymnasium, locker rooms, a pool, a three-lane bowling alley, offices and a restaurant called “The Mosque Grill,” with a $1.65 million price tag – about $19 million today.

The City of Richmond purchased the Mosque Theater from the Shriners in 1940, at which point the basement was converted into a training facility for the Richmond City Police Department. In 1994, the city began restoring the theater to its original appearance, though they redesigned the interior to include a grand ballroom, and it was renamed the Landmark Theater in 1995, according to the Library of Virginia. In 2014, the Altria Company provided $10 million for extensive renovations and the building was renamed the Altria Theater.

The Altria Theater remains one of the best-known and most-striking buildings in Richmond, and ranks among the city's most popular stages. Retex’s Josh & Katelyn Lewis and Andy Connor were lucky enough to see the Hamilton performance at the Altria Theater in April – you could say they were in the room where it happened.

Who Pays For Storm Damage?

Do you think your home may have sustained storm damage recently?

Storm damage can include damage to your roof, siding, windows, doors, and foundation caused by high winds, hail, heavy rain, or flooding. It may also include interior damage, such as water damage to your walls and ceilings, or damage to your furniture and belongings.

Most types of roofing storm damage by unforeseen or unpreventable causes – heavy winds, hail, hurricanes, lightning, fallen limbs, and tornadoes, for instance – are covered by homeowners’ insurance.

However, not all roof damage is covered. Roof leaks that didn’t occur from sudden damage, instead accumulating over a number of years, typically fall to the homeowners for maintenance (or lack thereof). So, if you have a 20-year-old roof experiencing a leak after a recent storm, but there’s no evidence of a limb puncture, wind or hail damage, it may not be covered.

Metal roofs do not attract lightning, but – as they’re metal – they can conduct electrical currents if struck by lightning. Still, that does not necessarily mean there’s a risk to you or your neighbors if a lightning strike hits your metal roof.

Congratulations to Marchalla Griffin and her daughter on their new home!

“I’m grateful, thank you,” Marchalla said while standing next to Habitat CEO Madelyn Peay during the Habitat home dedication ceremony on Tuesday, March 21.

Marchalla’s home marks the 380th Richmond habitat home built since its start, and it took 136 volunteers dedicating 198 shifts to get it to where it is today.

Marchalla works as an in-home homecare service specialist, helping seniors and hospice patients comfortably remain in their homes. She is also the single mother of a 20-year-old daughter with autism. Marchalla cannot wait to move into her beautiful new home, which will provide her and her daughter with the stability, safety, and security they’ve always hoped for.

“I want you guys to know this means a lot to my daughter…she’s been asking for us to move into a home for 6 years…I was so happy to give her the good news,” Marchalla said when she was first accepted into the Habitat program.

Approved applicants like Marchalla must complete 10 financial and homeownership education classes, attend monthly one-on-one budgeting sessions, and dedicate 350 hours of “sweat equity” volunteer time with Habitat.

The Retex team volunteered on this Habitat build site three times in the last few months, and it’s been incredible to not only see the house’s transformation, but the family who will get to make it a home going forward. So, what's the tax credit?

A lot of factors come into play with the cost of a roof replacement, including where you live, the size of your house, your roof’s complexity – for example, if you have any dormers, extra porches, or multiple rooflines versus a simple up-and-over roof – the material you want for your roof, and the quality of its installation. That's why you may hear of crazy price ranges, from $5,000 to $25,000, for a new roof.

Factors such as the size and pitch of your roof, the materials you choose, and the location of your home all contribute to the cost of a full roof replacement. While it’s difficult to give a blanket price on how much a roof costs, here are some metrics that may help you out. Note: These numbers are based on roof square footage, not a home’s square footage.

The cost for an asphalt shingle roof lies between $3.50 and $7 per square foot, depending on the selection, shingle style, and level of roof complexity.

For instance, let’s consider a standard, single-level ranch style house with 2,000 square feet. This style of home usually has about 2,400 square feet of roof. In this scenario, at $4.50 per square foot, an asphalt shingle roof replacement would cost about $10,800. Take that roof in a more expensive metro area like Seattle, though, and you may be at the higher end of $7 per square foot, making that same roof replacement cost around $16,800.

More traditional materials, like natural slate, are the most expensive option, at between $15 and $30 per square foot. While a much steeper price point, these roofs are widely considered to last more than 100 years and provide an incredible aesthetic for your home.

You could choose the cheapest quote you receive, but it may cost you more in money, time, and energy ultimately if the roof is improperly installed, if communication with your roofer is poor, or if the material you choose is of a cheaper quality. A 3-tab, flat shingle, for example, is less expensive upfront than its architectural shingle roof – the ones you see with a dimensional, textural look - and metal roof counterparts. But that upfront cheaper material will also require you to replace your roof more frequently.

The main factors going into the price of a roof replacement include the materials needed and the labor to install it, as well as the roofing contractor or company’s profit margin, which enables them to stay in business. It’s wise to get at least three quotes so you can compare the estimated project costs, and do some “local market” research – ask a neighbor or two who have recently replaced their roofs if they would share how much the project cost and about their overall experience.

When Your Exterior Improvements Work For Your Taxes

Did you know installing new windows or exterior doors on your home could save you money in the short- and long-term?

Home improvements such as new windows, skylights, or exterior doors are a popular way to claim a federal tax credit while updating your home. And your utility provider may even provide additional rebates through an energy savings program, lowering that pesky monthly bill.

Here's the deal:

Windows, doors, and skylights installed after 2005 "that earn the ENERGY STAR save energy, improve comfort, and help protect the environment" qualify for the tax credit, according to the Energy Star website .

So, installing new windows on your primary U.S. residence – if you replace a single window in your home, some or all of the windows, or if you install one where there wasn't one previously – counts, as does replacing your skylights or exterior doors. You can only claim this tax credit once, with a total limit of $500 or, for windows specifically, $200. And the credit applies only toward material costs, not installation costs.

Casement, egress, skylights and double-hung windows qualify as long as they meet Energy Star standards. Essentially, these energy-efficient windows reduce the amount of heat transfer in and out of your home. One of the most common types is the double glazed window, which has two panes of glass typically filled with argon gas as an insulator. They are usually made with Low-E glass, too, which reflects heat back into your home.

In this case, you’d likely replace the nails, not the roofing material, unless any tiles are broken.

You also have to consider Mother Nature’s curveballs. If any hail storms, hurricanes, or other severe wind or weather events have occurred, they may have worn down your roof prematurely.

Helping Richmond Habitat's Restore – October 2022 Volunteer Day

On October 28, Retex’s Katelyn Lewis, Mark Erickson, and Caleb Kammerling stepped away from the job sites – and Habitat Build sites – to put in some volunteer hours at Richmond Habitat’s ReStore in Northside.

Richmond’s two ReStores, one in Northside and another in Chesterfield, are “nonprofit home improvement stores and donation centers that sell new and gently used furniture, appliances, home accessories, building materials and more to the public at a fraction of the retail prices,” according to Richmond Habitat’s website.

The proceeds from the ReStore’s sales enable Richmond Habitat to function, serve its community and make affordable and safe housing a reality for low-income families.

During their shift, Katelyn, "Peaches," and Caleb moved furniture, cleared off and organized shelves, and built new shelves to make the displays more accessible for potential buyers.

We love our volunteer days with Habitat, and look forward to our November shift in a few weeks!

If you have a few damaged pieces of siding, you may wonder if you can replace just those pieces or if you have to replace all of the siding.

The quick answer: Yes, you can replace just pieces of your siding.

And if you’d like to pursue that route, you may want to consider contacting a handyman for the project. Replacing a few pieces of siding will help to prevent an entry point for water, and having a licensed professional do the work will eliminate potential self-installation mistakes. The Richmond Folk Festival returned this Oct. 8 weekend to celebrate its 18th anniversary, and man – what a blast!

The Five Most-Common Causes of Roof Leaks – And What You Can Do About It Immediately

It’s raining outside, and you notice something odd… is that rain inside your house?

A drop of water hits you square on the top of your head, or you hear a steady drip as the storm continues, or maybe you find what looks like a growing water stain on your ceiling. As the thunder rolls, you may be questioning how old your roof is and trying to figure out the cause of the leak yourself while worrying about whether there’s anything you can do in passing to keep the damage to a minimum.

Let’s narrow down the possible sources to the five most-common reasons why your roof may be leaking, and what you can do immediately.

There’s a hole in your roof. This may be the most obvious reason, especially if you have a tree fall or a limb pierce through your house. Or maybe you notice an opening, big or small, from animals or wear-and-tear on an older roof. Either way, water’s getting in through that hole, and it needs to be closed to protect you and your valuables inside. The most-immediate action here would be to put a tarp over the penetration. But don’t try to remove the tree or limb by yourself, especially during a storm – leave it to the professionals to carefully remove it, limiting the damage done.
Pipe collars. You may know these by a different name – such as pipe flashing or pipe boots – but these collars create the transition between your roof and your plumbing vent pipes, which keep your toilets flushing inside. Pipe collars are the number-one, most common cause of roof leaks. Why’s that, you may ask? Well, the average pipe collar has a rubber or neoprene gasket around the opening, enabling the collar to fit snugly around the pipe. After about 10 years of protecting your roof and being exposed to the sun, these gaskets are worn down by its UV rays. Cracks in the rubber or neoprene give water a free-pass into your home.
Step flashing. Step flashing is installed along the most vulnerable parts of your home – at the transition spots between the roof and non-roof. When properly installed, it goes under the shingles on one side and under the wall siding or brick counter-flashing of a chimney on the other side. While step flashing is meant to divert water away from the walls or chimneys of your home, it is often overlooked and its replacement sometimes skipped during a roof installation, making it one of the most common causes of roof leaks we find when assessing a roof for a repair.
Missing or Damaged Shingles. The shingles you’ve got up top protect your roof, leading water off your home and into your gutters. But if they’re installed incorrectly in the first place, or they’ve had to battle it out with Mother Nature or they have just lived out their expected life span, they can be a cause of roof leaks in your home. Asphalt shingle roofs have an average lifespan of 20 to 25 years. If you notice some out-of-place or impaired shingles, especially after a harsh storm, but your roof is not yet near its golden years, a repair to replace the missing or damaged shingles will keep your roof in good shape to protect you inside.
Nail pops. This one’s related to the shingles we just mentioned. You may look up at your roof and see what looks like wavy shingles, but the problem likely has to do with the nails meant to keep the shingles straight and in place. If the wrong nails are used – a common DIY-mistake homeowners make when trying to fix their own roofs – or the roof decking underneath is damaged or rotting out, the nails may lose their anchor, causing them to rise. Even if the right nails are used and the shingles properly installed, though, hot and humid weather can cause some nails to rise, especially if you have an older roof. You may notice a leak caused by nail pops in the form of water spots on your ceilings, bubbling of interior paint after a storm, or possibly a musty smell in your attic. Any unaddressed popped nail gives water an opportunity to enter your home.

One bonus reason for common roof leaks relates to a homeowner’s bi-annual chore – cleaning out your gutters. Since all the water, leaves, pollen, branches, and other debris that lands on your roof is likely to be directed into your gutters, keeping your gutters clean will keep the build-up to a minimum, allowing the gutters to do their job and divert the water away from your home rather than overflowing and potentially causing the water to get underneath your shingles. Doing so is one of the most preventive actions you can take to keep your home safe from a roof leak.

To sum up: If it’s something super obvious – such as a tree limb that’s penetrated through your roof, causing the water to flow right in – your immediate action should be to make sure everyone inside the home is OK. Next, call your homeowners’ insurance provider to explain the situation. Do not try to remove the limb yourself! Well, the answer really depends on the type of gutter your home has.

Aluminum gutters are the most-common material used, and they usually last about 20 years with occasional maintenance. Vinyl gutters, on the other hand, are the least-durable, usually lasting only about 10 years or so. And on the higher end of both lifespan and price point, copper gutters can last as long as 80 years while the uncommon Zinc gutters can last at least 50 years due to the metals' weather resistance.

Gaps, cracks or fractures in your gutters.
Rust, depending on the type of gutter, can lead to the gutters shattering or breaking.
Soil erosion or foundation problems – a gutter's duty is to divert water away from your home's foundation. If the system isn't working properly, water can cause water to pool and damage the soil and foundation around your home.

While answering the question, “When should I replace my siding?” largely depends on the type of siding you have, there are certain factors that apply across the board.

Here are the five major signs you need to replace your siding :

1. Damaged boards or panels. If you notice any physical damage to your siding – whether it's warping, rotting, or soft to the touch – it's time to replace it. You have to replace your siding if the damage is widespread, rather than a single board or panel, or if the siding have been left unattended for a long time.

2. Loose, cracking, fading, or peeling siding. All four of these signs show your siding’s aging and natural wear-and-tear, from exposure to harsh sunlight and inclement weather conditions to the ebbs and flows of frost and thaw cycles. And if you try to paint your siding but it doesn’t seem to hold, it’s time to replace it.

3. Water or moisture damage. Your siding provides your home with an exterior barrier from moisture, so any rotting, mold, or fungal growth you notice on your siding means water is getting past it. This damage may appear as warping, rusting, or swelling, too, depending on the siding material you have.

4. Interior wall damage. Any moisture damage or mold growth inside your walls could point toward a siding issue, no matter how your siding looks outside. Interior wall damage, including paint peeling or wallpaper bubbling, is often a sign of a very serious problem requiring immediate attention.

5. High energy bills. If you’ve buffed up your attic insulation sufficiently, replaced or repaired your roof, and/or replaced your windows recently and you’re still receiving high energy bills, your siding may be hurting your home’s energy efficiency. Unseen gaps or holes in siding will present themselves in the form of high electric bills every month .

Let’s Talk Flat Roofs: Modified Bitumen Vs. Single Ply Membranes

If you’re considering a new flat roof and you’re in the process of planning and budgeting, or if you have a more-immediate roofing issue such as a newfound puncture, tear, or leak, you may be considering your roofing material options. The two main flat residential roof membranes are modified bitumen and single-ply – but how do they compare to each other, and which is the right roofing material for your flat roof?

Let’s discuss the two as well as their advantages and disadvantages.

In the simplest terms, a modified bitumen roof is an asphalt roof with layers of glass fiber, polyester, and/or polyethylene added for strength and durability. Developed in Europe in the mid-1960s, modified bitumen came about as a solution to using crude oil’s lower-quality by-product. This roofing material has been used in the U.S. and Canada since 1975.

The main advantages of a modified bitumen membrane roof are its ability to handle high and low temperature extremes and changes; its installation versatility, with the ability to be torched, mopped, or cold applied to a roof; and its multi-layer structure, creating a thicker roof layer for protecting against Mother Nature. The main drawback to these flat roofing systems is its more-intensive and therefore expensive installation process, with multiple applications and skilled labor requirements for proper installation. Modified bitumen roofs are also not ideal in ponding water situations where water doesn’t drain off the roof. Its dark color also means it absorbs the sun’s UV rays, hurting the roof’s environmental footprint and your home’s energy efficiency.

Meanwhile, a single-ply membrane is a sheet of rubber or other synthetic material that can be mechanically fastened or glued to your roofing insulation. The two most common single-ply membranes are EPDM and TPO, which differ in their chemical makeup, installation, and energy efficiency.

EPDM stands for “ethylene propylene diene monomer.” EPDM is a durable and flexible synthetic rubber roofing membrane that is often mechanically attached and uses seam tape to seal its seams. Naturally dark in color, EPDM membranes are often described as “black roofs” and tend to retain the sun’s heat. Meanwhile, TPO stands for “thermoplastic polyolefin,” and these membranes consist of a single layer of synthetics and reinforcing scrim used to cover flat roofs. Generally white, these membranes are naturally reflective of the sun’s UV rays, diverting heat from your home. A TPO roof is usually chemically adhered to the insulation board, and its seams fused with a hot air gun.

The advantages of a single-ply membrane roof include an easy installation and cleanup process; reflectivity, depending on the type, which increases the energy efficiency of your home; great performance in all weather conditions; and its resistance to punctures, tears, chemical spills, oil, grease and sunlight. The main disadvantage of this flat roof membrane is that any puncture or tear, such as from a piercing tree limb, could threaten the entire underlying structure. Its color and texture also noticeably change over time, and it tends to have a shorter lifespan than its modified bitumen counterpart.
