Should You Tear Off & Replace Or Shingle Over Your Roof?

Katelyn Lewis • January 24, 2024

When a roof is past its prime, some homeowners consider tearing off and replacing the whole roof or adding another layer, sometimes called “reroofing,” to save money.

Here’s why we only offer the tear-off method:

  • A new roof installed over a clean surface tends to have a longer lifespan because there are no old materials or potential issues beneath the new shingles.

  • Installing a new roof reduces the overall weight on your home's structure and prevents any moisture from being trapped between the layers, which could lead to potential issues like mold and poor energy efficiency.

  • During the tear-off process, any underlying issues with the roof deck or structure can be identified and addressed.

While tearing off the old roof and installing a new one is generally more expensive due to the labor, materials, and disposal costs involved, a new, single-layer roof will have a longer lifespan than a double-layer roof. The added weight and heat of a double-layer roof can also accelerate its wear and tear, aging it faster than a single-layer roof. Plus, double-layered roofs can look bulkier and less visually appealing than a single-layer roof.
